Buying agent vs selling agent: what is the difference?

Isa YeniDoor Isa Yeni
They may sound like two sides of the same coin, but a buying agent (aankoopmakelaar) and a selling agent (verkoopmakelaar) do something fundamentally different. The buying agent stands on the buyer's side, the selling agent on the seller's side. Below we clearly explain the difference, with roles, fees and when you need which agent.

The buying agent works only for you as the buyer

A buying agent is hired by the buyer and represents only the buyer's interests. They search for suitable properties (including off-market listings), assess properties objectively, devise a bidding strategy and negotiate price and conditions. Crucially: the buying agent points out defects, hidden costs or risks that the selling party would rather not highlight.

In a tight market this is a major added value. Without a buying agent you are essentially alone facing a professional selling agent who works for the seller, not for you.

The selling agent maximises your sale price

The selling agent is hired by the seller. Their goal is to put the property on the market at the best possible price and sell it. That begins with a realistic valuation, followed by professional photography, listing on Funda and own channels, organising viewings, selecting serious buyers and negotiating the highest price and most favourable conditions.

They then guide the legal process all the way to the key handover at the notary. Good selling agents often earn back their commission in the negotiation result alone.

Can you use the same agent for buying and selling?

At Ons Soort Makelaars you can use the same firm for both your sale and your next purchase, often even the same local agent, because our agents offer both services. What you typically do not want: letting the agent who is selling a property also act as your buying agent for that same property. They cannot then independently represent your interests.

In practice it works like this: one agent for selling your current home, and (optionally the same) local agent or a different one as buying agent for your next home.

The buying agent works for the buyer, the selling agent for the seller. Their interests are opposite: the selling agent wants the highest price, the buying agent wants the sharpest deal for you. That is why it is important not to lean on the agent who is selling the house when you are buying.
