Self-employed estate agent income: prepare your budget

Your income as an independent agent cannot be described by one salary figure. You build a business with revenue, costs and changing payment dates. Preparation makes these elements visible without promising earnings.

Distinguish revenue from available income

Business revenue is not the same as profit or money available for personal spending. You pay business costs and need to account for your own financial commitments.

Create categories for income, costs, reserves and personal needs. Ask your adviser to help with appropriate treatment and assumptions.

Plan for a slower start too

Time may pass between a first conversation, an instruction and a payment. Map expected receipts and spending by month.

Explore scenarios with later instructions or higher costs. Use supported assumptions and review them. A calculation does not prove that revenue is achievable.
