In leasehold (erfpacht), you own the building but the land remains with the municipality or other owner. You pay an annual canon (lease fee) for the right to use the land.
Where common
Amsterdam, parts of Rotterdam, The Hague and Utrecht. Each municipality has its own leasehold ordinances.
Things to check
- Continuous vs time-limited leasehold
- Is the canon fixed or periodically reviewed?
- When is the next revision?
- Is the canon bought off?
