What is NHG
The National Mortgage Guarantee (NHG) is a Dutch scheme protecting the borrower against residual debt if a forced sale falls short of the mortgage balance. Eligible for homes up to €435,000 (2024).
Benefits
- Lower mortgage interest (0.4-0.6% below standard)
- Protection against residual debt
- Easier mortgage approval
- Helpful coverage if you lose income or get divorced
Cost
One-off fee: 0.6% of the mortgage amount. Almost always recouped via the lower interest rate within 2-3 years.
Frequently asked questions
Is NHG always worth it?
For mortgages under the limit: almost always yes. The interest saving outpaces the fee quickly.
