Selling your home fast: what is realistic and how to do it?
Door Job KerstenWhat counts as fast in the Netherlands?
Realistic timelines:
- 1-2 weeks: preparation (photos, energy label, description)
- 1-4 weeks: on Funda until first serious bids
- 1-2 weeks: negotiation and purchase agreement
- 6-8 weeks: between purchase agreement and notary handover
Total: 9 to 16 weeks until actual key handover. Faster than that requires a direct buyer or accepting a lower price.
Three strategies for a fast sale
1. Realistic asking price. The biggest reason homes sit on the market: too high an asking price. An experienced local agent determines the price at which you get a bid within two weeks. Setting too low gets a faster bid but leaves money on the table. Setting too high means weeks pass before you "have" to lower, and homes with price reductions are harder to sell.
2. Professional presentation. Good photos, strong copy and — when in doubt — staging advice make the difference between 10 and 50 interested parties in the first week. An empty room photographs worse than a furnished one. Invest here.
3. Smart viewing strategy. Concentrate viewings in one or two days (open houses). This creates urgency: buyers know others are also interested, and bids come in faster.
What if I really need to sell in 1-2 weeks?
For extreme urgency there are two options:
Direct cash buyer. Companies that buy homes directly, often for 80-90% of market value. Fast, but you leave 10-20% on the table. Suitable when speed truly is everything (e.g. imminent foreclosure).
Below market price on Funda. List 5-10% below market value and you get multiple bids within a week. An experienced agent knows exactly how much you need to give up to get a bid that week without giving up too much.
At Ons Soort Makelaars we usually recommend the second strategy: with a good local network you often sell within 2-3 weeks to a regular buyer while keeping most of the value.
What speeds up or slows the notary phase?
After signing the purchase agreement, there are usually 6-8 weeks on both sides. What speeds up handover:
- Buyer has a mortgage offer ready
- No reservations in the contract (structural survey, financing)
- No splitting or leasehold correction needed
- Both parties flexible with the handover date
What slows down: leasehold issues, missing documents (energy label, splitting deed), or a buyer still waiting on their own sale.
