Resolutive conditions in the purchase contract

Why they matter
Resolutive conditions (ontbindende voorwaarden) let you cancel the purchase without a 10% penalty if a specific condition is not met. Without them, you owe 10% of the price if you walk away.
Most common conditions
- Financing reservation (4-6 weeks)
- Structural survey reservation
- NHG reservation
- Permit reservation (for conversions)
In a competitive market
Sellers sometimes refuse offers with reservations. Removing them increases your risk — only do so when you are confident in your financing.
