Polish real estate agent in the Netherlands: guidance in your own language

Many Polish families have built their lives in the Netherlands and now want a home of their own instead of renting. Buying a house is a big decision, and it helps when you can ask every question in Polish. At Ons Soort Makelaars, Filip Rybicki works as a Polish-speaking real estate agent throughout the Netherlands. This page explains where many Polish-speaking buyers search, what to prepare and how a Polish-speaking agent can support you.

Why a Polish-speaking agent makes a difference

A Dutch property purchase involves listing information, a seller’s questionnaire, a purchase agreement and a notary deed, all in Dutch. Even if your English or Dutch is good, discussing details such as conditions, foundations or the owners’ association in your mother tongue gives you more certainty. Filip Rybicki speaks Polish, Dutch and English and works nationwide. He helps with buying and selling and understands the questions newcomers from Poland often have about the Dutch process.

Westland and the greenhouse region

Westland, south-west of The Hague, is known for its greenhouse horticulture, and many people from Poland work there. Towns such as Naaldwijk, ’s-Gravenzande, Monster, Wateringen and De Lier each have their own character, from village centres to newer residential areas. Buyers often weigh the distance to work, schools and the coast. Because demand differs per village and street, local knowledge of the area helps when you compare homes and decide on an offer.

Venlo and North Limburg

Venlo is a logistics hub close to the German border, and many Polish-speaking workers live in and around the city. The region offers a mix of city neighbourhoods and quieter surrounding villages. When you buy here, think about commuting to distribution centres, public transport and whether you might want to sell or let the home later. An agent who knows the area can explain how different neighbourhoods compare.

Tilburg and North Brabant

Tilburg combines a lively city with industrial and logistics work in the surrounding region. Polish-speaking buyers often look at both the city and nearby towns. Our local agents know the market; see our page for a real estate agent in Tilburg. Filip can join the conversation in Polish, so you combine local knowledge with explanations in your own language.

The Hague and surroundings

The Hague has a large international population, including a substantial Polish community, and lies close to Westland and Rijswijk. The city offers very different neighbourhoods, from compact older streets to newer areas at the edge of the city. Read our guide for a real estate agent in The Hague about neighbourhoods, schools and accessibility, and see our real estate agent in Den Haag page for local services.

Prepare your finances and documents

Before viewing, register with your municipality to obtain a BSN, open a Dutch bank account and speak with an independent mortgage adviser. Lenders look at your contract, income and debts, including debts in Poland, and also check the Dutch credit register BKR. Agency workers can sometimes use a perspectiefverklaring from their agency, but policies differ per lender. Our pages on an expat mortgage in the Netherlands and buying a house without BSN explain these steps. A Dutch mortgage is at most 100% of the market value, so plan for buyer costs from your own savings.

How we work together

Filip works within the Ons Soort Makelaars network of local agents. That means you can combine a Polish-speaking contact with agents who know a specific town. Agree in advance which services are included, such as viewings, checking documents and negotiating, and ask for the fees in writing. Read more on our expat and international hub or the guide to buying a house in the Netherlands. When you are ready, tell us about your plans and choose Polish as your preferred language.

No. These are areas where many Polish-speaking people live, but Filip works nationwide, together with local agents in our network.

Lenders ask about all your financial obligations, including those abroad. Discuss your situation openly with an independent mortgage adviser.

Can I get a mortgage as an agency worker?

Sometimes. Some lenders accept a perspectiefverklaring from your agency or assess your income over recent years. Policies differ per lender, so check with a mortgage adviser.

Can Filip also help me sell my home?

Yes. Filip helps with both buying and selling. Discuss your plans and the services you need before you agree on an assignment.
